Two Georgian properties and mews in Dublin 2 have sold for almost €4m, which was below the €4.4m guided by agents Colliers.

Located at 12-13 Fitzwilliam Place, the properties come with two mews buildings on Lad Lane and generate rents of €235,794 per annum.

They also have potential for further rental income as the first, second and third floors of 13 Fitzwilliam Place are vacant, as is 12 Lad Lane mews.

Number 12 Fitzwilliam is occupied by the prestigious law firm Reddy Charlton LLP which also occupies the basement of number 13 under a separate lease. The lease on number 12 runs to 2031 with a break clause next year. Number 13 needs upgrading.

The vendors are an Irish family and the purchaser is a private Irish investor.

All four buildings offer a combined floor area of 11,490 sqft and the tenants also benefit from 15 car-parking spaces.

The two Georgians are listed buildings and retain many original period features including attractive cornicing, ornate fireplaces and ceiling roses. The two main buildings are entirely separate, save for the basement levels which are interlinked.

Number 12 Lad Lane is in office use with a large canteen on the ground floor and offices on the first floor. Number 13 Lad Lane was formerly used as an artist studio but is now vacant.

Located between Fitzwilliam Square and Leeson St Bridge, Fitzwilliam Place is in Dublin’s Central Business District and close to the new Wilton Place development being completed by Iput.
