The warehouse at Blyry Business & Commercial Park in Athlone

In response to demand for warehouse space, two lots have been launched on the lettings market – one in Athlone and the other in north Dublin.

In the latter case, M7 Real Estate is seeking a tenant for a refurbished 20,672 sqft facility: Unit 8, Century Business Park in Finglas. Its accommodation includes two floors of offices totalling 3,880 sqft with the remainder in warehouse space. It is about to be refurbished to a BER B1 rating. Works include window replacement, new doors, M&E, sanitary fittings and upgraded office accommodation. The warehouse has an eaves height of 11 meters with two dock levellers and a standard level access door.

Knight Frank is quoting a rent of €16 per sqft. Century Business Park is adjacent to the M50/M2 motorway at Junction 5 and close to Dublin Airport.

The Athlone lot is the former 79,000 sqft Flancare facility in Blyry Business & Commercial Park. This warehouse is fully racked to accommodate 9,500 pallets which would provide capital savings for third party logistics operators. The building is also equipped with LED lighting, PV solar panels, forklift charging and a CCTV system.

Its warehouse has a clear internal height of 9.2m and is served by seven dock levellers and three level access doors. A three-storey office area also accommodates a canteen and boardroom. Externally, there are generous trailer and car-parking areas.

Kevin McHugh of letting agents Harvey is quoting an annual rent of €575,000, equating to €7.28 per sqft.
